Grosvenor Berkeley is a property management business that will look after your property interests as if they were our own. We understand property and how to help you get the most from it, from long term tenancies, to advising on investments and helping you to grow your portfolio. For tenants, we provide a professional service that will give you peace of mind in your home and actively ensure that you are able to enjoy your home. We’re not your typical letting or estate agent, we consider our landlords and tenants as our customers and take our reputation seriously.

Landlord Fees

Let Only: £720 inclusive of VAT
Which includes:

  • Property advertisement
  • Collection of first months rent
  • Collection and registering of deposit at landlords request
  • Notification to utility providers regarding change in tenancy

Managed Service: 10% of the monthly rent + VAT
(e.g. a monthly rent of £1000.00 equates to a monthly management fee of £120.00 inclusive of VAT).
Which includes:

  • Property advertisement
  • Collection of rent
  • Collection and registering of deposit with custodial scheme
  • Inventory and check-in
  • Monthly statements
  • Managing agreed maintenance and repairs
  • Notification to utility providers regarding change in tenancy

Additional costs may apply for services requested and not stated above.

Grosvenor Berkeley is a member of the Property Redress Scheme and MyDeposits custodial scheme.

Tenancy Fees

Holding Deposit: £250.00
Grosvenor Berkeley requests a holding deposit to reserve a property, which will be deducted from the first months’ rent upon commencing the tenancy.

Security Deposit: Equivalent of one months’ rent in most cases.
Grosvenor Berkeley is a member of MyDeposits custodial scheme.

Standard Administration Fee: Equivalent to 15 days rent + VAT per property
(e.g. 15 days rent on a £500 rent per month property equates to a £295.89 inclusive of VAT).

Which includes

  • Referencing
  • Preparation of documents including the Tenancy Agreement
  • Inventory and check-in by our independent inventory supplier which is based on the size of the property, whether furnished or unfurnished which ranges from £137.50 to £230.00 applicable to studio apartments to a 5 bedroom property.

Room Let Administration Fee: £180 inclusive of VAT

Which includes

  • Referencing
  • Preparation of documents including the Tenancy Agreement
  • In-house inventory and check-in for the room

Standard and room let administration fees include immigration and visa confirmation, financial credit checks, obtaining reference from current or previous employer, previous or existing landlord. Contribution towards the preparation and set up of the tenancy.
